Tierra Verde Planning: Diamond Living Rooms and Window Sills

Breaking down the diamond-shaped living rooms and deep bay windows common at Tierra Verde in Tsing Yi, and the engineering cost of squaring off TV units and turning bay windows into furniture.

Every time we go to measure a unit at 33 Tsing King Road in Tsing Yi (Tierra Verde), we run into a classic feature of late-1990s Hong Kong housing estates: a genuinely tricky diamond-shaped living room, paired with a startlingly deep bay window. Plenty of owners open with the same question: “Can you square off the living room completely? Can the bay window just become a bed?” As people in the trade, we know there is no magic fix hiding in the floor plan. Every design change is a negotiation between spatial feel, usable area, and construction budget.

The Physical Constraint: Is a Diamond Living Room Really a Lost Cause?

The most common fix for a diamond-shaped living room is to build a huge triangular TV cabinet to “square off” the space. But from a spatial-psychology standpoint, this approach often creates serious visual pressure, especially under a standard eight-foot ceiling, where too much heavy carpentry only makes the living room feel more cramped. We usually walk homeowners through the pros and cons of the common approaches before deciding.

What a Massive Bay Window Really Requires

As for the bay window itself (often more than two feet deep), turning it into a desk or extending it into a bed frame is indeed the mainstream approach. But at the design stage we have to face up to a real physical side effect: Hong Kong’s humid climate makes condensation build up easily at the window, and pressing wooden furniture or even a mattress directly against the glass risks mould further down the line. If we go ahead with this kind of design, we need to specify boards with a higher moisture rating and leave adequate ventilation gaps around the window frame, a detail that is easy to overlook during a renovation.

Every floor plan has its own character. Design is not about blindly fighting these physical constraints. It is about finding the trade-off that best fits how you actually live. If you are facing a similar layout dilemma, please share your requirements with our team.
