Five Years After Renovation: Material Durability and Maintenance

Observations on flooring, paint, grout and cabinetry after years of residential use.

Hong Kong’s humidity and frequent use make material choices, installation and maintenance especially relevant over the years.

Timber flooring

Solid and engineered timber have different structures. One solid-floor case developed gaps of around 2mm in its third year, while an engineered-floor example mainly showed surface scratches. Humidity and maintenance should inform selection.

Paint and cleaning

Matt paint offers a soft appearance; cleaning requirements vary by location. Eggshell and satin water-based paints provide alternative sheen levels and maintenance characteristics.

Tiles and joints

Tiles and grout belong in the same assessment. The original case compared cement and epoxy grout and referenced water absorption below 0.5 per cent in selection. Actual performance remains dependent on installation and use.

Cabinet fittings

Soft-close hinges and multilayer timber boards of 18mm or more formed part of the original specification. Hardware screws can still need replacement in humid conditions.

A later site visit

A home completed in 2019 retained good everyday performance with engineered flooring, eggshell paint, quartz counters and epoxy grout. Minor floor scratches remained, while cabinet movement was smooth and the owners maintained the space.
