Three Years of Use in Taikoo Shing: Wear and Maintenance
A look at the common wear points in Taikoo Shing flooring, kitchen cabinet doors, and furniture hardware three years after renovation, with practical advice for extending material lifespan.
Does the Taikoo Shing flat you renovated still look as good three years after move-in? As a designer who regularly goes back to check in on past projects, I can tell you that many of the “maintenance-free forever” materials you hear about in the market are really just an illusion created by good photography. No empty promises today. I will share a few of the wear-and-tear traps I see most often, along with lower-cost ways to extend their lifespan.
Flooring: Engineered Wood vs. Seamless Epoxy
Many Taikoo Shing flats have ceilings of only 8 feet, so flooring choice really matters. Engineered wood feels warm, but how it performs in Hong Kong’s humidity depends on its construction and moisture protection; seamless epoxy is, in theory, hard-wearing, but once furniture shifts and leaves a dent after three years, there is no undoing it. One practical choice is three-layer solid wood flooring built on an HDF (high-density fibreboard) core. Its expansion and contraction is more limited, and a lightly damp mop is all the maintenance it needs, with no waxing required, although standing water should still be avoided.
Kitchen Cabinet Doors: Lacquer vs. Fire-Rated Laminate
Lacquer finishes look premium, but some Taikoo Shing kitchens face west and take more sun, and after three years the colour may start to fade along the edges of the upper cabinet doors. Fire-rated laminate is the more practical choice here. It tolerates moisture and knocks well, and a quick wipe brings it right back to looking new. The one thing to watch is edge-sealing: use a reputable fabricator, or the edges can start to peel.
Furniture Hardware: Hinges and Drawer Runners
The most common trap is saving money on cheap hinges. Taikoo Shing designs often include a lot of storage cabinetry, and after a few years of use, loose hinges and sticky drawers are extremely common. It is worth insisting on soft-close hardware: brands like Blum or Hettich cost a bit more, but they tend to stay smooth and quiet for far longer. On site, I have also double-checked a 0.5mm tolerance with the contractor, just to make sure the doors would not rub against the base cabinets.
