Electrochromic Glass and Timber: Lessons from Seattle Airport

What Hong Kong homes can and cannot borrow from Seattle airport's timber structure and electrochromic glass, given local fire codes and costs.

The recent expansion of Seattle-Tacoma International Airport uses a massive timber-clad “tree” structure paired with electrochromic glass, filling the entire terminal with natural light without the glare. It is a compelling design concept, but can it simply be transplanted into Hong Kong residential units, which typically have just 8-foot ceilings? We break it down objectively from a materials perspective.

Timber-clad structures: warm, but with fire-safety limits

The airport’s long-span timber structure creates a powerful sense of space, but Hong Kong’s building and fire-safety regulations set requirements for the use of interior timber, especially near kitchens and along escape routes. Even with fire-retardant coating, the cost and maintenance are not something everyone can take on. Using wood veneer for a localised feature wall is a relatively safer and more economical option.

Electrochromic glass: high-tech, but not necessarily right for Hong Kong

The electrochromic glass used at the airport automatically adjusts its transparency in response to light, cutting down on glare. In practice, unless you are dealing with large expanses of floor-to-ceiling glazing, laminated glass paired with curtains offers better cost-effectiveness.

What is the trade-off?

The concept behind Seattle’s airport is a useful prompt: materials should respond to their environment. Hong Kong living spaces are small, so rather than chasing high-tech materials, it is better to get natural ventilation and daylighting right.
